Ultimate Finance has today launched its Semi-Commercial Bridging Loan to its full UK broker network following a successful trial with select broker partners. The product offers short-term funding of up to £4m for properties that combine both residential and commercial elements.
The Semi-Commercial Bridging Loan supports a range of scenarios including purchases, refinancing and refurbishment, as well as development exit strategies, where borrowers require a time-sensitive funding solution.
Ultimate Finance developed the proposition in response to broker feedback and changing deal flow across the market. Semi-commercial transactions can often fall between standard residential and commercial criteria, limiting options for brokers and their clients. The new product enables Ultimate Finance to consider opportunities that previously they couldn’t support.
The launch follows a strong start to the year, including £49m in new business origination year to date, and aligns with the business’s ambition: to continue developing its product propositions, investing in service and delivery, and backing UK businesses and property developers with funding that fits.
