When timing matters, we move with it.
Experienced property investors don’t sit still for long. When an opportunity makes sense, they want the confidence to act on it quickly and with the right level of support behind them.
That was the position here. The borrower, an experienced investor regularly scaling his portfolio in Scotland, identified the chance to purchase four flats within the same building. The aim was clear: keep cash input to a minimum while securing the deal on terms that worked.
Structure that keeps pace.
Partnering with introducer Paul O’Reilly at Jerroms Mortgage & Finance Ltd, Ultimate Finance supported the purchase with a £592k Bridging Finance facility over 12 months.
The loan was structured at 75% LTV and 87% net loan to purchase price, giving the borrower the flexibility to act on a Below Market Value opportunity without tying up more cash than necessary. For a portfolio investor looking to keep momentum, that kind of structure can make all the difference.
Repeat business. Real momentum.
This was the borrower’s third facility with Ultimate Finance, with a fourth already in the pipeline. That familiarity brought real value to the process.
We knew the borrower and had a clear understanding of their ambitions. The borrower knew how we work. The introducer knew they had a lender who understood the pace of the transaction. And because we have an established presence in Scotland with an Edinburgh-based team, we can support Scottish transactions and their legal and operational differences where some other lenders won’t.
“When a borrower comes back to us, it tells you we’ve built trust. They know we’ll keep things clear, move at pace and stay close to the deal. That’s what makes repeat business so valuable.”
Alice van Duijvenvoorde | Regional Director, Ultimate Finance
“When you’re working with a lender who genuinely understands both the borrower and the opportunity, everything moves more smoothly. For portfolio investors, momentum is everything and having a lender who can keep step with that makes a real difference. It’s that combination of clarity, responsiveness and shared understanding that helps us deliver for clients time and again.”

Challenging perceptions
Next opportunity, already in view.
The borrower is now in the process of refinancing onto mortgage terms, and we’re already looking at the next opportunity – another eight units.
For introducers, that’s the value of a relationship-led approach. When the lender understands the client, the market and the shape of the deal, it becomes easier to keep momentum going and support the next step in the journey.
